COVID-19 Disruptions and Resources
The Ridgewood Hills Board wants you to know that we hope you and your families are doing well and also doing your best to stay healthy and safe during this pandemic. We will continue to respect social distancing and operate virtually to conduct the business of Ridgewood Hills during this challenging time and until a vaccine becomes available to the general public. Fair Housing Laws
The National Fair Housing Act (Title VIII of the Civil Righs Act of 1968, as amended) and the Michigan Elliott-Larsen Civil Rights Act (Public Act 453 of 1976) generally prohibit certain types of discrimination in sale, rental, and in other housing-related transactions, based on race, color, national origin, religion, sex, familial status, and disability. Homeowners associations and their Boards of Directors have certain duties to comply with these federal and state laws, which protect the rights of homeowners to enjoy housing free of unlawful discrimination.
The Ridgewood Hills Homeowners Association Board of Directors has discussed, and is fully aware of, the Fair Housing Laws described about and is committed to abiding by such laws.

In the midst of COVID-19, all Board terms have been extended by 12 months, monthly meetings conducted via video conferencing
The Board convened virtually in September and agreed both the Annual Meeting in May and 2020 elections would be canceled due to the pandemic. All board members have agreed to extend their terms by 12 months. There is currently one opening on the board, the position of Ordinance Chair. Any homeowners interested in serving on the board may be considered for appointment by contacting any board member.

March 31, 2021 -- Annual Dues due date
Please note: Ridgewood Hills Board of Directors Meetings are considered closed meetings. However, if you would like to present or would like to attend for any reason, please contact any board member for advance approval. This will also assure the meeting space we have is adequate to accommodate such needs. In instances with outside attendees, there may be times where outside guests are asked to step out of the room if sensitive matters intended for board members only will be discussed and/or voted upon.
Review and update of Ridgewood Hills legal documents
The Board is currently having a local specialty law firm review all of our legal documents (Declaration of Restrictions, Bylaws, Articles of Incorporation, Amendments) in order to update, simplify, and modernize them (including deletion of language which no longer applies.) After updates are recommended, discussed, and endorsed by the board, all homeowners will be asked to vote and approve any changes, and 75% of homeowners will need to endorse the changes in writing. More to come at a later date in 2021 as activities warrant and the pandemic subsides.
We need you!!! Are you interested in joining the Board?
The Ridgewood Hills Board of Directors consists of nine members, with three members' terms expiring each June (see 2020/21 tab above to see which positions are expiring in June.) Because there is always value in hearing new thoughts and ideas throughout our neighborhood, in an optimal world there should be rollover and "new blood" each year. In reality, that hasn't happened much in recent years, but we are always hopeful to seek new contributors. We strive for a well-rounded board representing all viewpoints, so please consider strongly.
Board terms last three years once you are elected, and positions on the board are redetermined every year amongst elected board members. We are also seeking someone interested in serving on a committee to organize a picnic or holiday events for residents and their families. Currently, no members of the board have young children, so it would helpful to have someone to represent such interests. If you have interest, please e-mail or speak with any board member at your convenience. Contact information can be found under the 2020/21 Board tab at the top of this page.
New Entrance Signs installed for Powell and Hillcrest
During the September 2020 Board Meeting, the board approved new entrance signs to be put in at the entrance to the subdivision off of Powell Road. Those signs were installed in late September.
Plymouth Township Ordinance Officer
The Township has appointed Dan Adkins to the position of Ordinance officer. He can help enforce Township Ordinance issues - his phone number is (734) 354-3205. Special Assessment District 2.0 (Concrete repairs completed - 2017-18)
Concrete roads (west side of Hillcrest) work began in September and was mostly completed by November. Sealing of joints and cracks will continue to be monitored, and part of the budget has been set aside to seal such cracks in the on an ongoing basis. Bids have been sought from independent contractors on this work.
Enhancements to Entranceways and AA Road/Ridge Completed
Many thanks to board members Bart Kreger, Ron Ross, Lori and Brent Kuhn (and a few residents who wish to remain nameless) who contributed to improvements made to the entranceways and also the corner of Ann Arbor and Ridge roads. New trees and seedlings were planted, mulch put down, and large boulders relocated. The investment of monetary capital was minimal, but the physical effort expended by the individuals above was significant. We appreciate the sweat equity put in to keep these projects affordable. We hope you agree the areas look great, and they will only improve over time as the trees grow. A consolidated list of Volunteer Efforts has been compiled and is now posted on the website. Click

Holiday Lights added to Entranceways at Ann Arbor Road
Thanks to Lori and Brent Kuhn, who took the time to add holiday lights to the entranceways! The entrances on Ann Arbor Road were only recently permanently illuminated, thanks in large part to board members Bart Kreger and Ron Ross. For years, the Board has considered doing this project, but the cost estimates to deliver power to the signs had been deemed prohibitive. This time around, however, Bart and Ron worked closely with DTE Energy and a licensed electrical contractor to figure out a way to get this project done at 50% of past estimates. We hope you agree the illuminated signs make a tremendous addition to what was already a great place to live.
Repaving of Asphalt Roads Project Completed - Crack filling completed.
The project which began in August to reconstruct and repave the roads on the asphalt side of Ridgewood Hills was completed in late November of '13. Since then, the normal settling cracks have been filled, funded partially by Wayne County and Plymouth Township. We hope you agree the new roads have greatly improved the look and feel of Ridgewood Hills. We have also been told by realtors in the area this will improve our already strong home values.
